Lone Star House


  • The Lone Star House has 2 bedrooms and 1 full bathroom and can sleep up to four people comfortably. Maximum occupancy is six people.
    • Master bedroom has a king size bed
    • Second bedroom has 1 full/double bed and 1 twin bed
    • There is also a full size futon in the living room.
  • Full bathroom with a shower/tub combo
    • Shampoo, conditioner, and body wash are provided along with towels for the bathroom and separate ones for the pool.
  • The kitchen is furnished with pots and pans, coffeemaker, blender, toaster, microwave, oven, stove, refrigerator with ice maker, etc.
  • Dining table will seat six.
  • The living area has DISH network with a 32" HDTV TV and a DVD/VHS player. Standard TV with DISH network in the second bedroom. A limited DVD/VHS movie library is provided as well.
  • MP3 player-compatible radio.
  • Washer and dryer located off kitchen.
  • Wireless high speed Internet is available on the whole property, including by the pool.

Lone Star House Living Room


  • March to October - Nightly rate is $225/night, $1350 for the week (one night free). Two night minimum stay.
  • October to March - Nightly rate is $200/night, $1200 weekly (one night free). Two night minimum stay.
  • Special events - Nightly rate varies, but it never more than $300/night during major events (SXSW, Austin City Limits Festival, Formula 1, X Games, etc.)
  • Rental price already includes all state and local taxes (15%) AND cleaning fees, so there are no additional or hidden charges.
  • Pets stay at no additional charge! 
  • There is a required security/damage deposit. Deposit amount starts at $300 and can increase based on the number of people in your party, the length of your stay, pets, and kids. Please inquire with details for amount. Deposit is refunded within 30 days of your departure, though it is usually sooner.

Restrictions and Policies

You must be at least 25 years old to rent the property. We do require a copy of your driver's license for verification.

No children under 5 years old without consent from management. We have never granted an exception to this rule and had things go well, but you are welcome to inquire anyway.

2-night minimum on all stays. Longer minimums may apply to special events such as Austin City Limits Music Festival (ACL) in September/October, South by Southwest Conferences and Festivals (SXSW) in March, Formula 1 races, or other occasions.

Occupancy: Overnight occupancy is limited to a maximum of 6 individuals. This is City of Austin code and is not negotiable.

Reservations: A security deposit is required to hold a reservation. This is not considered part of the rent and will convert to a damage deposit during your stay. If the property is returned in good condition, the security/damage deposit will be refunded within 30 days. Special arrangements can be made for reservations that fall within 30 days of the requested dates.

No access codes or keys will be provided without a signed rental agreement and full payment of damage/security deposit and rent. In addition, all parties who sign the rental agreement are responsible for making sure that all members of your party and any guests you invite to the property are aware of the property rules.

Smoking: We do not rent to smokers.  There is no smoking allowed in the houses or on the properties. Any evidence of smoking (butts, odors, burn marks, etc.) will result in the immediate forfeiture of your deposit and possible eviction. This includes outdoor areas such as the pool, driveway, porches, and yards. We reserve the right to remove guests for smoking, even if it is not on the property.

Party Policy: This is a home, not a party facility. There are plenty of lovely places in Austin to rent if you are interested in having a party and we have provided a list of some of them on our website. Due to safety concerns, cleaning costs, and other issues, a party or gathering of more than 12 people is not allowed without written consent from management. An additional non-refundable fee is also required for each party. Unapproved parties or gatherings of more than 12 individuals will result in the immediate forfeiture of your deposit and possible eviction, depending on the severity of the infraction. Pet Policy: Well-behaved pets are allowed on the property as long as they are declared beforehand. We are a pet-friendly business and all we ask is that you declare them before you arrive and that you pick up after them in the yard. (There is a city ordinance requiring non-residents to pick up after their pets due to the risk of disease and other factors.) Whenever possible, we will try to provide bags for you. Rather than charge a pet cleaning fee, we prefer to account for your pet in the deposit amount. As long as your pet doesn't cause any damage and you pick up after it, your deposit will be returned and your pet can join you on your vacation at no additional charge.  There is a dog bed in the house, as well as some pet bowls in case you need them.  Dogs are allowed in the pool and on the furniture, though preferably not in that exact order.

Kid Policy: We were young and rambunctious once too, which is probably why we have this restriction.  Our kid policy is a lot like our pet policy. Well-behaved children over the age of 5 are allowed, but you must mention them on the rental agreement. We also expect you to clean up after them. Some cleaning supplies are provided for this purpose. We may also pad the deposit amount if you have very young children. As long as you clean up after the kids and they don't damage anything, there is no extra charge.

Swimming Pool, Spa & Deck: There is no lifeguard on duty in the swimming pool area and city ordinance requires that the gate to the pool area be kept close when it is not in use. It is your responsibility to use proper judgment when in the pool area. Do not dive into the pool. Do not leave pets or children unattended near the pool. In addition, please keep glass bottles and other breakable items out of the pool area. Plastic cups have been provided to take outside and a spare trash can is located inside the gate.

Recycling: We try to be a green property and we expect you to do your part. Recycling bins are provided for tenants. The City of Austin has single-stream recycling which means everything goes in one bin. The city will pick up paper (newspaper, office paper, junk mail, cereal and soft drink boxes, corrugated cardboard), aluminum and metal cans (food cans & soda cans), glass (jars and bottles), rigid plastics (#1 through #7 including yogurt and margarine tubs). Non-recyclable items are plastic bags, styrofoam (cups, egg cartons, take-out containers), pizza boxes, and broken glass. Please use the recycling buckets. If you put your trash and recycling in the proper bins, we will make sure it is by the curb on the proper date.

Breakage: We are pretty good at recognizing the difference between something that was intentionally damaged and something that simply wore out or broke from overuse. We do our own repairs whenever possible and can respond 24/7 to any issue. Please let us know immediately if something needs attention, but do not attempt to fix anything yourself.

Property Notice: Both houses on the property (the Lone Star House & the Owner's house) share access to:

  • a lighted parking/entertainment area underneath the Lone Star House
  • a privacy-fenced pool and heated jacuzzi, deck, and both yards
  • over a dozen off-street parking spaces
  • The Owner's house is not available for rent, so guests of the Lone Star House (2BR/1BA) can use these amenities without any disturbances.

Credit card payment form  A copy is already attached to the rental agreement.  If multiple people are paying, use separate forms for each credit card and indicate the amount to be charged.
